There was a 3.9% decline from closed properties in Oct. compared to September.  Comparing this to homes that closed October of 2009, home sales went down 28.2%.&lt;br /&gt;Inventory is shrinking which is good news as that goes back to the old theory of Supply and Demand.&lt;br /&gt;The inventory of Unsold homes on the market came in at 21,851 in October which is down 6.3 % from the 23,332 on the market in September.  We have been flooded with inventory and it is bound to happen that this figure will shrink.  Sellers that do not have to sell will take their homes off the market and the homes that are priced correctly will continue to sell.&lt;br /&gt;&lt;br /&gt;Then we have articles on analysts who differ on opinion as to where our market is headed.  Lawrence Yun, a National Association of Realtors economist foresees "rising homes sales, flat prices and higher loan rates."&lt;br /&gt; He believes that we will see homes sales returning to more "normal levels".  But, economists such as David Rosenberg at Gluskin-Sheff disagrees with Mr. Yun.  He sites a "high shadow inventory of foreclosures coming onto the market, weak buyer confidence and homeownership rates still above pre-bubble levels."  Rosenberg feels "the housing market can't get out of its own way" while Yun said "recovery would lead to a drop in foreclosures which have run at about 2 million a year the past two years." &lt;br /&gt;&lt;br /&gt;The bottom line is this...it is still the American dream to own ones own home. Why?  Because taxes are at an all time low now.&lt;br /&gt;&lt;br /&gt;Buyer's appear less eager to borrow money at the lowest interest rates in years.  One explanation is Timing.  Buyers earlier in the year did not know that rates would drop and so they took the best deal out there at that time.  Cameron Findlay, chief economist of LendingTree.com suggested that" because few people stay in a home or keep a mortage for 30 years, the time needed for monthly mortgage savings to match that $8,000 credit is another consideration."&lt;br /&gt;&lt;br /&gt;  " Unemployment, the deficit and the overall economy are impacting people's decisions disproportionately" states Greg Salsbury, executive vice president with Jackson National Life Distributors in Denver.    So now that we have seen a trend of lowering interest rates consumers feel they will go even lower and they feel home prices will go lower as well. BUT,  there comes a time when the Realtor  has to educate the Buyer.&lt;br /&gt;&lt;br /&gt;There are great buys out there now in Denver.  The Buyer needs to be educated on recognizing a great deal when they come across one.  The list price is not the sale price.  With that in mind and with the lowest interest rates allowing a Buyer to purchase a more expensive home (because of those lower rates) makes NOW the very best time to buy.  We do not believe there will be a better time for a Buyer.  Denver is unlike many states across the US.&lt;br /&gt;&lt;br /&gt;Our prices have come down but our homes are still selling. An interesting bit of news that has just come out is that the Senate has amended a bill to give homeowners who were under contract on a home purchase by April 30 an additional three months to close the deal and still claim the federal homebuyer tax credit! By extending the date from June 30 to September 30 this will allow lenders more time to clear a backlog of 180,000 homebuyers nationwide said amendment sponsor Sen. Harry Reid, D-Nev. This is good news as closings right now are going down to the very last second on the day they are to close. Lenders are inundated with loans and it is taking considerable time and patience to get these real estate transactions finally closed on the date scheduled.&lt;br /&gt;&lt;br /&gt;Meanwhile on the mortgage front rates on 30 year fixed mortgages have fallen to the lowest level of the year. Freddie Mac said "the average rate sank to 4.72 percent, down from 4.79 percent 2 weeks ago. What is interesting is that with rates as fantastic as they are the number of customers applying for a mortgage to purchase a property fell to the lowest level in 13 years the first week in June and is down 35 percent from a month ago. This is according to Mortgage&lt;br /&gt;Bankers Association. It was stated in an article in The Denver Post by Alan Zibel that,&lt;br /&gt;"Investors, wary of the European debt crisis and the turbulent stock market, have shifted money into the safety of U.S. Treasury Bonds. That has pushed down the yield on U.S.Treasury Debt. Fixed mortgage rates tend to track that yield."&lt;br /&gt;&lt;br /&gt;Denver is poised to recover faster than most cities. In May there were 22,016 homes on the market, up 6.2 percent from 20,734 in the same month last year and up 2.1 percent from 21,565 in April.&lt;br /&gt;&lt;br /&gt;The company that I work for, The Kentwood Company is doing phenomenally well given we have 3 offices with a total of 155 agents. Each year we surpass one billion dollars in sales volumn and we are off to a great start in 2010. The million dollar plus market has slowed down and yet in May there were 55 closed transaction which was up from 34 in May of 2009. Our Denver area home prices according to the Standard &amp;amp; Poor's/Case-Shiller rose 1.2 percent in December compared with the same month in 2008, the fith largest increase among the cities.&lt;br /&gt;&lt;br /&gt;This is good news.  Interest rates are still amazingly low and our inventory supply of homes is shrinking.  According to  economist, Jeff Thredgold of Vectra Bank Colorado, "we are seeing more signs of stabilization but now the anxiety is about what will happen with mortgage rates."&lt;br /&gt;&lt;br /&gt;Word is by the end of this year mortgage rates will rise.  It appears that our inventory will continue to shrink.  Supply and demand help determine what type of market we are in.  Currently here we are in a Buyers market.  Those Sellers that are motivated, have done the necessary things to have their home show well and are competitively priced are the Sellers that will have a closed transaction.  Even with the lower inventory we have plenty still on the market in all different neighborhoods. The tax credit has been extended and improved! If you are a first time home buyer you will receive an $8,000 tax credit when purchasing a principal residence from January 1, 2009 to on or before April 30, 2010. A binding sales contract must be signed by April 30 and completed by June 30, 2010 to qualify for this tax credit. The additional great news is that if you have owned and resided in your home for at least 5 consecutive years of the 8 years prior to your purchase date you will receive a $6,500 tax credit. Last year at that time there were 18,496 homes on the market and in 2007 at that time of year there were 23,023 homes on the market!  The year over year difference is 18.7 percent in the drop of inventory.   The good news is that the inventory especially in certain price points is dropping.  The bad news for Sellers is that in certain price points very little is moving at all.  Right now Sellers should have their homes on the market  for four basic reasons:  Finances, relocating, job change or a divorce situation.&lt;br /&gt;Now there is one other reason,  if you have lived in your home for a very long time and have alot of equity built up then you might want to sell to be able to "move up" into that dream home you always wanted.    IF these somehow  are not the Sellers reasons...say they just want to test the market..my advice is..take your home off the market now.&lt;br /&gt;&lt;br /&gt;The lower price points are attracting the most attention.  The tax incentive has positively helped this group of  first time home buyers get into the market.  However there is a much smaller percentage of buyers looking at homes priced over $500,000.   Interest rates are lower than they should be right now and that is to accomodate the tax incentive program and their closings. They also have been lower to get through all of the foreclosures and  to help curb inflation.    After November 30 the tax incentive program will be done and it is predicted after that the interest rates will begin to go up.&lt;br /&gt;&lt;br /&gt;So for all of you Buyers out there this is an outstanding time to buy.   For all of you Sellers out there now is the time to be extremely competitively priced if you are to stay on the market and to achieve your sale. We see conflicting reports in the news it seems like on a daily basis.   Here in Denver, Colorado our news today came from The Denver Post in an article by Steve Raabe in which he wrote that "Metro Denver home prices rose for the fifth consecutive month in July, offering another signal that the depressed real-estate market has turned around."  "Area housing prices increased 1.5 percent from June but were down 2.9 percent compared with July 2008 according to the Standard &amp;amp; Poor's/Case-Shiller home-price index."   "Metro Denver was hit by the housing slowdown earlier than other cities, but it appears to be bouncing back sooner than other markets, said housing analyst and realty broker Gary Bauer.  The article goes on to say that the median price of a single family home in metro Denver rose to $227,000 in August, a 0.89 percent increase compared with the same month last year which was according to a separate report based on a recent analysis of Metrolist data.&lt;br /&gt;"Nationally, the S&amp;amp;P/Case-Shiller index showed a 13.3 percent decline in the past 12 months through July.  &lt;br /&gt;&lt;br /&gt;So, if you are here in Denver looking for a home there are some mixed signals and you need to be tough and have an excellent realtor by your side.   If you are in the price range of say $150,000-299,999 you better step up your pace as the homes in this range are flying out the door and receiving in many cases multiple offers.  If you are in the million dollar plus range you can  take your time as we are flooded with inventory that is taking quite a long time to sell. You will most likely do very well with your purchase.  Again, having a very experienced savy realtor by your side to negotiate is critical to your success.&lt;br /&gt;&lt;br /&gt;I believe we are now going to be switiching from the foreclosures in the low end of the market to a  swing over to the high end market.    Bloomberg  News stated that  mortage buyer, Freddie Mac is going door to door to help delinquent borrowers avoid losing their homes.  Bloomberg went on to state that in August, 3.14 percent of Freddie Mac mortgage were 90 or more days late, up from 1.11 percent in August of 2008.&lt;br /&gt;&lt;br /&gt;So, what is a Buyer to do? Adams County had the highest unemployment rate at 9% followed by Denver at 8.5%.   Broomfield County had the biggest jump in its unemployment rate between May and June, from 6.9% to 7.5%."  The areas with the largest job losses were in mining and construction.  "Education and health services ADDED 4,800 jobs, a 3.6% gain that outpaced the U.S. average of 2.2%.&lt;br /&gt;&lt;br /&gt;On the real estate front, according to an article just written in Business Week by Prashant Gopal,&lt;br /&gt;"signed home-purchase agreements in the U.S. rose in June to the highest monthly level in two years, according to the National Association of Realtor's pending homes sales index that was released on Aug. 4.  Pending homes sales, considered a leading indicator because closings typically follow a month or two later, rose 3.6% in June, compared to May..the fifth consecutive monthly increase.  That's the longest streak of increases in six years."    The article goes on to say "the pending home sales figure is only the latest indication that the housing market might be close or at a bottom."    Dennis Torres, executive director of real estate operations at Pepperdine University's Graziadio School of Business and Management, says pretty much what I have been saying and that is to quote Mr. Torres, "low interest rates, home prices, and government incentives make this the ideal time to purchase a primary home..as long as the buyer has a stable job and intends to stay put for a while."&lt;br /&gt;&lt;br /&gt;Recently the Wall Street Journals cover story was "Home Values Rising"  and "Denver is among the top". Denver has just a 4.9 percent decline which is the best only 2nd to Dallas.  The change for Dallas from year over year is -5.0% and Denver from year over year is -4.9%    Las Vegas year over year is -32.2% !&lt;br /&gt;&lt;br /&gt;Our inventory is shrinking and slowly we are starting to see activity with  properties in the higher end of the market pick up.   Interest rates are still phenomenal and we have alot of motivated sellers.   Denver is the absolute most fantastic city and state to live in.  It is a sports, park, and golf paradise! What will eventually take place is a shift in the market where we will have less supply and more demand. The prices will then rise and it will become a Sellers market once again. We are seeing today according to David Barnes from&lt;br /&gt;Colorado Express Mortgage a rise in the interest rates. Today Jumbo loans ($417,001 +) fixed for 30 years are now at 7% and conforming loans ($417,001 and below) for a 30 year fixed rate are at 5.5%. The tides are shifting. We are in our peak real estate months now. Times have never been more right for a buyer as well as for a seller (if they have had their home for a while).&lt;br /&gt;&lt;br /&gt;Education in the market place is key. We can help you with that! What you can do is:&lt;br /&gt;&lt;br /&gt;If a Seller: Go through your home with a fine tooth comb. Look at your home as if you were a&lt;br /&gt;buyer for the very first time. Fix those cracks, put on a fresh coat of paint, spruce&lt;br /&gt;up your landscaping now that our beautiful summer is upon us. Have your home&lt;br /&gt;inspected so that you can address ahead of time any important pertinent issues that&lt;br /&gt;result from your inspection.&lt;br /&gt;&lt;br /&gt;If a Buyer: Really get to know the neighborhood you are interested in. They do not have to repay the credit provided that the home remains their main home for 36 months after the purchase date.  They can claim 10 % of the purchase price up to $8,000 or $4,000 for married individuals  filing separately.  The amount&lt;br /&gt;of the credit begins to phase out for Taxpayers whose adjusted gross income is more than&lt;br /&gt;$75,000 or $150,000 for joint filers.   For purposes of the credit, you are considered to be a first&lt;br /&gt;time homebuyer if you and your spouse (if you are married) did not own any other main home during the three-year period ending on the date of purchase.&lt;br /&gt;&lt;br /&gt;It is always a good idea to check in with your accountant on this topic as well. According to data &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;released&lt;/span&gt; and written about in the Denver Post by Margaret Jackson on March 6&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;th&lt;/span&gt;, there is good news on the horizon. This great news is that the number of homes put under contract in February, "increased 9.2% to 4,183 compared with 3,831 the previous month." In addition, on March 7&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_3"&gt;th&lt;/span&gt; the Denver Post reported that, "the median price for a single-family home last month was up 5.8% to $192,000 compared with $181,500 in January. That's down 13.3% from the same month last year, when it was $221,486." Our inventory of homes is now 20,059. Typically, February, March, April, and May is when we see our inventory swell. There are some in the real estate community that feel we are now at the bottom. Others feel we may have a few more months to go. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:lucida grande;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:lucida grande;"&gt;There has never been a better time to buy than NOW. Interest rates are still very attractive and there is a wealth of inventory to select from and most sellers have motivation! Denver is one of the shining &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_4"&gt;cities&lt;/span&gt; across the United States that is in the enviable housing mode. Metro Denver home prices fell 4% in December compared with the same month a year ago, according to the S&amp;amp;P/Case-Shiller Home Price Indices. Denver's decline was the smallest of the 20 major metro areas tracked in the index, which fell a record 18.5% between December of 2007 and December of 2008."&lt;br /&gt;&lt;br /&gt;There are certain cities that are now in a world of hurt. In 2008 those cities include, but are not limited to:&lt;br /&gt;-Phoenix is down 34.0%&lt;br /&gt;-Las Vegas is down 33.0%&lt;br /&gt;-San Fransisco is down 31.2%&lt;br /&gt;-Miami is down 28.8%&lt;br /&gt;-Los Angeles is down 26.4%&lt;br /&gt;&lt;br /&gt;And Denver is ONLY down 4.0%!! That is quite the comparison!&lt;br /&gt;&lt;br /&gt;"Denver's housing market was supported last year by the above average population growth and stability in jobs. Detroit, like Denver, did not see a run-up in home prices earlier this decade, and it still suffered a 21.7% annual decline in December, from a year earlier, according to the S&amp;amp;P/Case-Shiller Indices."&lt;br /&gt;&lt;br /&gt;So what does this all mean?!?!?&lt;br /&gt;&lt;br /&gt;When everyone reads in the papers and watches on the news how real estate is doom and constant gloom, this simply is NOT true for Denver! Properties that are in a good location, in good condition, and listed at a realistic price are selling in Denver!&lt;br /&gt;&lt;br /&gt;"According to a report from George Antoine, Denver regional economist with the US Department of Housing and Urban Development states that, 'Colorado's population is growing at nearly double the national rate, and job losses in December were one-third the national rate.'"&lt;br /&gt;&lt;br /&gt;Now has never been a better time to buy! With interest rates being so low and the large inventory of homes to choose from, the time to buy is now!
